How to obtain
planning permission?

Any individual planning to build a structure exceeding 40 square meters shall obtain from the relevant administration a document known in French as a permis de construire (planning permission). This document certifies that the project complies with urban planning requirements.

Who is responsible for obtaining planning permission?
In principle, the process must be undertaken by the owner of the future residence. However, should you choose to work with a housebuilder, the latter may carry out the application formalities for you.

How long does it take to obtain?
The law provides that the deadline for a response to an application is within two months for a detached home project. The planning permission is then valid for a period of three years. It is possible, however, to obtain two one-year extensions to the planning permission provided that the request is made more than two months prior to the expiration of the current period of validity.

What documents are required for the application?
Several documents must be provided, including the standard CERFA form related to detached houses. A photocopy of the relevant land registry and a landscaping file must also be submitted. Moreover, you will also be required to provide the relevant authority with site and elevation plans.

Where are applications submitted?
If the commune maintains a Plan Local d’Urbanisme (local urban planning scheme) or a Plan d’Occupation des Sols (land use plan) , the relevant authority may be the direction départementale des territoires, the local communal departments or the Etablissement Public de Coopération Intercommunale. Where applicable, the request is filed directly with the urban planning department of the local mairie (town hall)
