Villa Speos has chosen to apply its traditional know-how to innovative purposes. Red brick, an ancient building material, has been in use for more than 12,000 years. The original red brick offers a number of precious qualities: It is natural (made primarily of clay), respects the earth and regional architectural tones and is an excellent insulating material withstanding climatic variations with a remarkable thermal coefficient. Easy to heat in the winter, your home will also remain pleasantly cool in summer, temperate year-round.

Villa Speos has applied human experience to the inherent advantages of brick.

Its research starts with the properties of this material to create a new type of brick combining both its traditional qualities with several exclusive technical innovations. • The load-bearing faces and cavities of air introduced into the heart of the "block" offer better solidity, greater resistance and reinforced acoustic insulation; • The special shape allows for easier fitting.  The adapted grooved surface helps to ensure safer assembly. To the nobleness of traditional building methods Villa Speos has added the reliability of modern construction techniques. The foundations and horizontal and vertical quoins in reinforced concrete help strengthen the building. The wood frame and quality exterior joinery blend beautifully with the patinated roman roof tiles. The interior fittings (stylish doors and floor tiles) as well as those on the exterior (double glazed, low emissivity windows) guarantee your comfort throughout. True to the local architectural heritage, the exterior renderings include all the nuances of ochre found in the region.

A soil survey is proposed for specific construction conditions. The materials selected for the structural work are labelled NF, indicating compliance with French standards. A reinforced concrete design is provided for each villa.

The foundation concrete is BEC standardized and monitored. Crawl spaces have a minimum headroom height of 0.60m, thus adaptable to the majority of situations. With its successful combination of grooved bricks and thermal breaks, Villa Speos floors offer exceptional efficiency. Each floor is calculated by the manufacturer KP1’s engineering office.

Our joinery options whether traditional, in treated wood or glued, laminated timber, Nailweb or trussed, are systematically designed on a case-by-case basis. Speos uses materials made in France, including its roof tiles.

The renderings for the facade come in typical Provençal ochre shades and are applied in a choice of raked or finely rubbed finishes. An extra thickness of paint enhances the frames of certain windows and doors. Our architectural consultant will propose a personalized two-colour contemporary façade with hollow joints. Terra cotta roof tiles are offered in contemporary anthracite or traditional Provençal versions, together with a coloured aluminium roof edge or an overhanging cornice.

Air seal test Depressurizing the house to detect air leakage. charpente AUEC Architecture, Urban Planning and Environmental Council (Conseil d’Architecture, d’Urbanisme et de l’Environnement). The AUEC, a consultative body, works with the mayor and furnishes opinions on building permits. AUPEDT Architecture, Urban Planning and Environmental Departmental Tax (Taxe Départementale des Conseils d’Architecture, d’Urbanisme et d’Environnement). Applies to all construction projects. ALUR Law Law regarding access to housing and renovated urban planning (Loi pour l’Accès au Logement et un Urbanisme Rénové). faq

Are modifications possible once the agreement is signed? New agreements between the parties can be made in the form of contract amendments.

Does Villa Speos provide plots? Villa Speos offers a selection of plots with its real estate partners but is not itself an owner. Villa Speos also builds on plots provided by its clients.

Is it possible to have free access to the building site? Building site access is strictly regulated; visits are made by appointment with the foreman. For the duration of works carried out by the Owner, a key is provided.

Is the price specified in the contract the final price? In general, the price is binding for an agreed time period; after such period, the official construction index (indexe officiel du bâtiment (BT01)) is used to calculate updated prices.

Can the catalogue plans be modified? Yes.

Can Villa Speos assist in locating financing? Yes, our financial service works with banking partners in order to respond to our clients’ financing needs.

When can the work begin ? As soon as all of the legal requirements have been met (financing agreement, building permit, site purchase, mandatory guarantees secured).

When do payments start on the house? From the time the plot is acquired, the bank charges interest during construction proportionate to the sums released.

What does Villa Speos propose in order to meet seismic standards? For each building project a full survey is conducted by a specialized firm.

What geographic area does Villa Speos operate in? In the Vaucluse, South Drôme Ardèche, North of Bouches-du-Rhône and the Gard Rhodanien.

What if someone I referred hires Villa Speos to build a home? You are sent a referral check for €300 at the start of the work.

How much time is needed to complete a building project? If the plot has been reserved, from 12 to 18 months.

Does Villa Speos offer soil surveys? Soil surveys are not systematically offered, but may be advised following a site visit by the design office.

Does the price include obtaining planning permission? Under a "construction contract based on plans provided" (contrat de construction avec fourniture de plans) the builder manages all the administrative steps required to obtain planning permission, based on the urban planning documents provided.

Does the price include the legally-required guarantees? Yes.

Does Villa Speos offer homes which are totally complete (fencing, landscaping, public services, kitchen, painting, etc.)? Yes, Villa Speos has many years of experience working with selected partners to offer clients a turnkey solution.

Can Villa Speos help in locating a plot? Yes, we have a large database of plots as well as a network of selected partners to offer our clients the best opportunities currently available.

What works are not included in Villa Speos’s services? Wallpaper, painting, connections to public services, fencing and landscaping.

What are the ancillary costs involved in a construction project? Taxes (Taxe locale d'équipement, Taxe de raccordement à l'égout), banking application fees, interim charges, mortgage fees.
